Ejari: A Guide to Renting a House in Dubai
This article was published on April 11th, 2021
If you plan to rent a house in Dubai, you will need to register your lease contract on a platform called Ejari. Ejari, created by the Real Estate Regulatory Agency (RERA) of the Dubai Land Department, ensures that all rental agreements in Dubai are fair and transparent.
How Does Ejari Work?
The process of registering a tenancy contract on Ejari is straightforward. It captures the basic details of the rental agreement between the landlord and tenant, including the property details, the name of the rental company, and the terms of the deal. After registration, the system will generate a unique barcode that serves as the primary reference for the tenancy contract while it is active.
What Are the Requirements for Ejari Registration in Dubai?
To register with Ejari, you will need to provide the following documents:
Original tenancy contract signed by both parties.
Security deposit receipt.
9-digit DEWA Premises Number (or copies of recent DEWA bills/Green bill accepted).
Tenant's passport (not required for GCC countries nationals).
Tenant's UAE visa (not required for GCC countries nationals).
Trade license (for commercial properties).
Copies of the landlord's passport (if an individual).
Copies of a valid power of attorney document (if the contract has been signed by a PoA).
Copies of the title deed of the rented property.
Tenant's Emirates ID.
DEWA bill and previous Ejari if you are renewing.
To complete the registration process online, you will need to pay a fee of AED 195. After submitting your application should take 6 hours for your Ejari account to be officially registered. You will receive your Ejari certificate via email as proof of registration.
